How it works

Three steps. Zero phone tag.

The same one-application-to-every-bank process the industry runs on — minus the part where you wait for someone to call you back.

01

Answer a few questions

Get your affordability estimate instantly — on screen, not in a follow-up call. No contact details needed to see the number.

02

Upload documents once

Our AI checks them in real time — catching what's missing before the banks do — and submits one application to all major banks, including yours.

03

Compare live offers

Track every bank's status yourself on your dashboard and accept the best offer. You choose; nobody narrates the process at you.

Rate transparency

What buyers actually got last month

No originator publishes the rates people really end up with. We think that's the whole problem — so here they are, by deposit band.

Deposit bandAvg. negotiated rate
No deposit (100% bond)prime + 0.50%
1–9% depositprime + 0.25%
10–19% depositprime
20%+ depositprime − 0.25%

Methodology, honestly: these figures are seeded from published South African market averages. As our own completed deals reach meaningful volume, this table switches to anonymised bond.co.za data — average rate achieved per bank and per credit band, updated monthly.

Bond calculator

What would the repayment be?

Drag the sliders. The rate slider is the argument for comparing offers.

Loan amountR 1 500 000
Term20 years
Interest rate10.50% (prime)
Monthly repaymentR 14 976
Total repaid over 20 yearsR 3 594 168

Excludes bond registration and transfer costs. A quarter-percent rate difference on this loan changes the repayment by R 253 a month — which is why offers are worth comparing.

The obvious question

Why not just go to your bank?

You can — and your bank will happily quote you a rate with no competing offer on the table. Industry data has shown for years that borrowers who take a single quote typically pay meaningfully more, and that applying through multiple banks materially raises both your approval odds and your negotiating position. The incumbent originators publish these numbers themselves.

One application through bond.co.za goes to every major bank — including your own. If your bank really has the best offer, you’ll see that on the dashboard and take it. Either way, you’ll know, instead of hoping.

We deliberately don’t invent precise percentages here. When our own deal data reaches meaningful volume, the real numbers will be published in the rate table above.

I’m self-employed — what documents do I need for a bond?
You’ll need: 6–12 months of personal and business bank statements, your latest annual financial statements, an accountant’s letter confirming income, ID, and proof of address. Upload them here and I’ll check everything is bank-ready before anything is submitted. Want the full checklist as a PDF?

FAQ

Straight answers

Is a bond originator free?

Yes. bond.co.za is free to use with no obligation. Like all bond originators, we earn a commission from the bank whose offer you accept — the banks pay it because we bring them completed, verified applications. It is never added to your loan.

Will you phone me?

Only if you ask us to. The whole process — affordability check, application, document upload, offer comparison — is self-serve, and our AI bond expert answers questions instantly, 24/7. A registered human consultant is available on request, but we will never cold-call you.

Can I get a 100% bond?

Yes — most major South African banks offer 100% bonds (no deposit), especially to first-time buyers, subject to affordability and credit checks. Expect a slightly higher interest rate than with a deposit; applying to every bank at once shows you exactly what that difference is.

How long does home loan approval take?

Your affordability estimate is instant. Once your documents are in, banks typically respond with a decision in 3 to 7 working days — and you can watch each bank’s status live on your dashboard instead of waiting for a callback.

What's the difference between a bond and a home loan?

Nothing — in South Africa "bond" and "home loan" mean the same thing: a loan secured against the property you are buying. "Bond" comes from the mortgage bond registered at the Deeds Office in the bank’s favour.

I'm self-employed — can I still apply?

Yes. Self-employed buyers need more paperwork (typically 6–12 months of bank statements, financials and proof of income), which is exactly where an AI document check helps: it tells you immediately what is missing or inconsistent, before the banks see anything.
